Breathing New Life Into an Old FS Building: Part 1

While there is always something fun about building a brand-new structure from the ground up, there is something equally satisfying about taking an old structure and making it feel new again. Sometimes this is in the preservation of something historic, and other times, it’s simply a matter of efficiency and cost. This is the first of two articles covering the extensive updates done to an old FS structure this past February as it transformed from something that looked the part of having weathered the test of time and seasons to something that looks like it could have been built yesterday.

The biggest and perhaps most obvious fix came in the form of the large, 24 x 16’ polymer doors that took up most of the front of the building. To be expected, these had yellowed and worn over the years, so our team replaced them with a new, double-sliding, metal door system. These new doors, matched to the original color of the structure, now provide a sharp, new focal point to the building. In addition to these doors, we also replaced another old, double sliding door with a 12 x 10’ Raynor Showcase steel-backed, insulated door and a Raynor Pilot ½ hp chain drive operator.

The second major fix came in the form of a new 22 x 22’ roof over the office area of the structure. This GR3 Fabral white, metal roof will last up to 60 years and provides a clean, new look for the top of the building.

Even with these additions, the building still wasn’t finished. However, with brand-new garage doors and a metal roof, it’s well on its way. 5 Common Paint Problems and How to Fix Them

It’s incredible what a fresh coat of paint can do to a space: liven it up, make it seem bigger, highlight best features, etc. With that being said, there a number of small problems that can derail an otherwise professional-looking paint project.

Brian “Boomer” Garleb, Paint Services Specialist at FS Construction Services, has put together a list of five common paint problems (and their solutions) to watch out for when painting a new space.

  1. Fish eyes. Fish eyes happen when paint is applied over oil, dirt, silicone, or other incompatible coatings. These small, crater-like imperfections can be frustrating, but their fix is pretty straightforward. Before painting, use a cleaning solution to clear away any grease or oil stains. The best available solutions are bleach, paint thinners, and trisodium phosphate (TSP). After the area has been cleaned, it can be sanded and painted.
  2. Cratering/pitting. This happens when air pockets get trapped in wet film. The best fix is to sand down or smooth out the current finish and then apply a second coat.
  3. Uneven gloss. Uneven gloss can happen a few different ways: when film thickness is not of equal parts, when there is moisture in the coating, or when paint is applied over a primer that hasn’t fully dried. The fix for this problem is simply, patience. It’s tempting to try and rush a paint job to be done with it, but everything must be allowed to properly dry before painting over.
  4. Fading color. When moisture gets trapped behind paint, it usually causes the paint to fade. The solution to this problem is in the kind of paint you buy. Purchasing paint with a powder tint, rather than a liquid tint will prevent this issue from occurring.
  5. Paint wrinkling. Paint wrinkling happens when too much paint is applied. If this has happened, the too-thick coat will need to be removed and then painted again with the proper amount of paint.

County Fair Season in Full Swing

At FS Construction Services we always love it when July comes around because it’s county fair month. Few things feel like summer more than the music, food, games, and entertainment of a county fair. Much of our work, whether it’s buildings, grain systems, seed system or more, takes place in the world of agriculture, and it’s always great to see that world opened up for and enjoyed by the many guests of these fairs. Lucky for us, where we’re located, we have the benefit of having two close by.

The first one is the Randolph County Fair, which takes place from July 12 to July 20 in Sparta. Traditionally, this fair features a variety of food, 4H shows, animal judging, and a tractor and truck pull.

The next week, the Monroe County Fair in begins in Waterloo. From July 21 to July 28 you’ll be able to enjoy all the carnival-type games, foods, and rides that you would expect as well as rooster crowing contests, demolition derby, figure 8, horse shows, and more. The 72nd year of this great event is sure to bring the same joy and fun it always has. Additionally, the Monroe County Fair features a few free admission nights, so anyone can come and have a great time.

Every Fourth of July we like to look back and remember that even though life is full of setbacks, difficulties, and trials, we are also tremendously fortunate to live where we do and enjoy the freedoms we have. At FS Construction Services, it has been our privilege to work closely alongside so many dedicated and tireless men and women who willingly give up a little bit of their own freedom, working long hours, weekends, in all kinds of weather, so we can have food on our tables.

It’s our privilege to work with the client who wants to preserve a small piece of history by putting time, effort, and money into the restoration of an old building. Or provide a new coat of paint to the local Police and Fire Department buildings so they can enjoy the feeling of coming to work in a fresh environment.

Buildings: Large Buildings Bring Options and Space

A building can be a lot of things: a place to live, a place to relax, or a place to work. And while we at FS Construction Services have spent many years building almost every type of building you can imagine, we also understand that sometimes the single most important feature of any building is that it’s simply big enough. Buildings: Medium-Sized Storage Buildings (and Why You Need One)

The word “storage” can mean a lot of different things to a lot of different people, and the level of anxiety you feel when you hear that word will depend on which type of person you are. But the fact remains, whether you need a little bit of it or a lot of it, almost everyone has some kind of storage need in their life. Project Profile: Detached Garage & Storage Space

We all know the saying “Rome wasn’t built in a day.” And while we at FS Construction Services appreciate that call for patience, we understand that proper planning of projects is vital. Our pole and post-frame building team takes great pride in working closely with customers on the design, development and scheduling of each job. Such was the case on a recent project when we helped one of our clients go from empty lot to fully-constructed building while meeting their needs, requirements and timing.

After the concrete was poured, this new garage plus usable storage space took up a 24’ x 36’ x 10’ space. Not only spacious, however, this wood building was built to stand the test of time and the test of the elements. Covered in 26-gauge steel panels and built on a concrete stem wall, the structure also features two Raynor Showcase steel-backed insulated overhead doors and five Plyco insulated windows. This way, our client gets to enjoy a weather-protected building with the assurance that it will stay that way for a long time to come. Additionally, to provide the most function out of this structure, we installed 200-amp electric service and a 3’ overhang in front of the building with gutters.

While our team of experts, led by Tom Marcheski, worked quickly and efficiently to get the building completed, they were also careful to ensure this project, as with all our building projects, received the thorough, detailed craftsmanship. Project Profile: Preserving History on the Mississippi

Every once in a while, a project comes along that is so exciting and interesting, just getting to work on it feels like a privilege. At FS Construction Services we have occasionally had the pleasure of getting the chance to restore or preserve some history, which is always fun, because those projects carry a little extra meaning. This past year, we had the opportunity to work on a building going on 90 years old, and bring something from the brink of disrepair into something useful and beautiful.

Back in 1930, this barn was built by hand in St. Genevieve, MO, just west of the Mississippi River.

As of April 2018, the structure was still standing, but it was in need of some serious repairs. Rather than demolish the building and start again, our client allowed us to come and perform a complete update, re-covering the entire barn with Fabral’s Grandrib 3 Plus panels. These galvanized-steel panels bring some serious durability with Class A fire resistance, Class 4 impact resistance, and Class 90 uplift rating, in addition to heavy-duty snow load ratings. The total installation covered two buildings, one at 46’ x 18’ x 13’6” and the other at 17’ x 46’ x 8’.

By installing these thicker, metal panels, we have not only been able to preserve this history for the present, but for the future as well. Tom Marcheski and his team had plenty of time to think this over as they rode the ferry over to the jobsite every day. St. Genevieve has the distinction of being the oldest permanent European settlement in Missouri, and now, thanks to a willing client and our expert team, the Hoog barn remains a standing part of that history.
