Essential Steps in Selecting a Quality Post-Frame Builder: Part 3

We at Gateway FS Construction Services understand that selecting a quality post-frame contractor may seem to be an overwhelming task, and we are here to help.  We are pleased to provide you, this last article of three articles, in a series that provides guidelines to make your decision easier to utilize Gateway FS Construction Services for your post-frame building needs.

Last month’s topics included a discussion of the importance of a contractor having membership in the National Frame Builders Association (NFBA) and all applicable state and local current licenses. This month we will cover insurance, bidding and contracts.

Much like verifying a contractor’s NFBA membership and licensure status, it is critical that a contractor have insurance and building permits.  Ask the contractor for a copy of their insurance certificate and contact the insurance company to confirm coverage such as workman’s compensation, property damage and personal liability.  No construction project should begin without verification of this insurance coverage.

Having a construction project open for bid provides options for selecting the contractor that saves the most money.  However, keep in mind that having a bidding process cannot guarantee that the lowest bidding contractor is the best contractor that will provide the highest quality of work.  If you do bid a job, it is imperative that the potential bidders are bidding on the same scope and quality of work.  This offers the best confidence that the bids are fair, providing you the best information to make your decision.

When you have found a quality contractor dedicated to constructing highly-engineered post-frame buildings and are ready to begin the job, do not start any work until a detailed contract has been prepared, reviewed and signed.  Involving an attorney is highly recommended and although costly, could save you more money down the line.  At a minimum a contract should have the following:  total price of work, payment schedule, starting and completion dates, detailed list of specifications and materials and lastly, provision for changes or additions to job scope.

Gateway FS Construction Services has been constructing highly-engineered, quality, post-frame buildings in Southern Illinois for more than 50 years.  Our work can be seen all across the countryside.  We are fully insured, are happy to bid on any project and do not start work without having a detailed contract.  Gateway FS Construction Services, along with our partner, Walters Buildings, will meet or exceed all of your expectations with regards to constructing post-frame buildings.

Whatever your post-frame building construction needs, the professional team at Gateway FS Construction Services can help.  Give us a call at 866-551-3454 today and talk to one of our experienced post-frame building construction service representatives.  We look forward to providing you the best customer service experience.

Painting Pro Tips

Whether you are on the professional paint team for Gateway FS Construction Services or a do-it-yourself person, keeping your brushes and rollers clean and in prime condition should be a priority for all painters.  Below are some quick and easy steps to ensure that your paint brushes and rollers are always ready for your next project.

First of all, regardless of whether you are just taking a break for the day or you are completely finished with your painting project, Gateway FS Construction Services recommends that you should always begin the cleaning process with, at a minimum, three thorough rinses of your brush or roller.  Be sure to use the appropriate rinse agent:  mineral spirits for an oil based paint or warm water for latex paint.  Press the brush bristles in your rinse agent to be sure to release any paint remaining in the middle of the bristles.  Squeeze as much paint as you can out of the brush and repeat until clean.

Next, in order to get as much water or mineral spirits out of your brush as possible, briskly shake or spin your brush repeatedly.  Do not hit the brush on the top of a can, countertop or sink so as to avoid denting the bristle frame and deforming your brush.  A deformed brush will negatively and noticeably impact your next painting finish.  Also do not use combs or wire brushes to remove dried paint because this action will pull out bristles and/or put dried paint flecks into your next finished product. Finally, the expert painters at Gateway Construction Services suggest drying your brushes with shop or paper towels and store horizontally on a flat surface.  Storing brushes while standing up will make the bristles dry crooked and the brush will be unusable.

Gateway FS Construction Services knows that quality painting equipment can be expensive but is worth the cost in terms of your painting results.  You will want to keep your painting equipment in excellent condition to ensure years of productive use.

Whatever your painting needs, you can count on the professional paint team at Gateway FS Construction Services to help.  Give us a call at 866-551-3454 and let us help.  We look forward to providing you the best painting experience.

Essential Steps in Selecting a Quality Post-Frame Builder: Part 2

Ensuring that you select a quality post-frame contractor may seem overwhelming at first, but Gateway FS Construction Services is here to help.  We are pleased to provide you, this second article of three articles, in a series that provides guidelines to make your decision easier to utilize Gateway FS Construction Services for your post-frame building needs.

Last month we discussed how to be sure that the contractor has an established business in your area and has a good reputation for quality work, including a list of suggested specific questions.  This month we will review verification of licensing and memberships.

One of the most important things that needs to be done when researching contractors is to ensure that they are members of the National Frame Builders Association (NFBA).  Contact the NFBA to determine if your contractor is a member.  Membership in the NFBA means that a contractor is a professional that is dedicated to providing the highest standards of integrity, responsibility and honesty.  A NFBA membership should be a requirement for any contractor that you use.

Also critical is the verification of current licensure of not only the contractor but also the engineer that prepared the plans.  A structurally sound post-frame building requires a sound engineering design that has been prepared by a registered professional engineer.  Contact the Illinois Department of Financial and Professional Regulation or the Illinois Society of Professional Engineers for more information or to look up a license.

Finally, the state of Illinois as a whole does not regulate contractors.  Individual cities and municipalities handle licensing contractor businesses.  A must before hiring any contractor is to contact your local city’s building department to ensure that the contractor’s license is not revoked/suspended or they are accused of delivering subpar work.

Gateway FS Construction Services has been constructing highly-engineered, quality, post-frame buildings in Southern Illinois for more than 50 years.  Our work can be seen all across the countryside.  We are proud members of the NFBA, provide professionally engineered designs and are licensed to build in your area.

And stay tuned next month for part 3 of our series on selecting a quality post-frame builder.

USDA Loan Program Benefits Southern Illinois Producers

Are you in the market for new portable storage and handling systems?  If you are, the United States Department of Agriculture (USDA) has a deal for you!  This month the USDA announced a new financing tool for producers interested in purchasing portable storage and handling equipment.  The goal of this new loan program is to help producers, especially new or small to mid-sized producers, grow their respective enterprises.

u-s-department-of-agriculture-logo

At the center of this new financing program is a “microloan” option for producers seeking a smaller loan and needing a smaller down payment.  This microloan option, available to producers of all sizes, allows applicants to apply for a loan of less than $50,000 and pay a reduced down payment of 5 percent.  In addition, there is no obligation to provide three years of farm production history or inability to secure commercial credit in order to apply.

The USDA hopes that smaller farms and specialty farmers in particular will benefit from the microloans.  Typically, these types of producers do not have access to commercial or on-farm storage or handling systems.  The microloans will hopefully encourage the purchase of handling and storage equipment such as conveyors, scales, refrigeration units, etc. and in turn contribute to the growth of their farm businesses.  If you are interested in more information, please visit the USDA website or your local Farm Service Agency office.

Once your loan is secured, come visit the professional team at  Gateway FS Construction Services.  We at Gateway FS Construction Services proudly provide our customers the very best in grain handling and storage systems.  Whether you need bin wells, conveyors or augers, we will work with you to be sure you have the proper tools you need to most efficiently handle and transfer your crop.  Need a grain bin?  We can also help ensure the purchase of an excellent on-site storage system to help preserve grain quality after harvest and more readily seize market premiums.

How to Paint Masonry

Most of us have building foundations made of poured concrete or cement blocks, including customers of Gateway FS Construction Services.  Or maybe you have a retaining wall on your property constructed of cement blocks or concrete.  Either way, you have a tough job keeping these masonry products properly painted and maintained.  The painting specialists at Gateway FS Construction Services are willing to help with any painting project  you may have, including masonry.

Masonry can be especially tricky to paint and maintain.  Masonry products easily allow moisture to pierce deeply into their cores if not properly coated with paint.  Also, foundations or retaining walls are constantly exposed to the elements of weather, making them even more susceptible to moisture penetration.  The expert painting department at Gateway FS Construction services has some advice below on the proper painting of masonry.

All concrete, whether poured or in blocks, has impurities that will rise to the surface if not painted when completely dry.  So before beginning your masonry painting project, be sure that any concrete or cement blocks have cured at least 60 days, preferably 90 days.  The cement should certainly be completely dry after 90 days.  Furthermore, pay attention to the weather before starting to paint to ensure that the temperature is at least 70 degrees with 50% humidity.  This combination of temperature and humidity will make sure the coating will penetrate the masonry correctly and cure properly.  Finally, do not paint masonry in direct sunlight.  Doing so will cause it to dry too quickly and not adhere adequately to the surface.

Following these tips or contacting our expert masonry painters at Gateway FS Construction Services can help guide your masonry painting project toward success.  Properly applied paint serves as a prevention to many potential masonry issues, including water damage, mold or mildew growth and peeling of the paint.

Whatever your painting needs, the professional painting team at Gateway FS Construction Services can help.  Give us a call at 866-551-3454 today and talk to one of our experienced painting representatives.  We look forward to providing you the best customer service experience.

Post-frame buildings are an integral part of any building complex, as any Gateway FS Construction Services customer knows.  However, since most people do not have the resources to design and construct a quality-engineered post frame building, they have to depend on a contractor such as Gateway FS Construction Services to build it for them.

Ensuring that you select a quality post-frame contractor may seem overwhelming at first, but Gateway FS Construction Services is here to help.  There are many variables to consider besides the obvious ones such as price and quality.  We are pleased to provide you, over the next several months, a series of articles that provide guidelines to make your decision easier to utilize Gateway FS Construction Services for your post-frame building needs.

First of all, be sure that the contractor has an established business in your area and has a good reputation for quality work.  Local contractors are more likely to perform high-quality work and to provide as many references as you would like.  Contact the references and tour their post-frame buildings that the contractor constructed.  Do not be afraid to ask specific questions, such as:

  • Were you pleased with the quality of the work?
  • Did the contractor begin and end the project as scheduled?
  • Was the building completed within budget?
  • Did the contractor meet all the terms of your agreement?
  • Did the contractor stay in contact with you throughout?
  • Would you recommend this contractor and/or use them again?

Gateway FS Construction Services has been constructing highly-engineered, quality, post-frame buildings in the local area for more than 50 years.  Along with our more than five decades of experience, we have a multitude of references for you to question and projects for you to view.  Gateway FS Construction Services, along with our partner, Walters Buildings, will meet or exceed all of your expectations with regards to constructing post-frame buildings.

Give Your Buildings a Spring Physical

Despite the recent resurgence of snow and colder weather, we at Gateway FS Construction Services all know that spring is coming and coming soon.  Now is the perfect time to give your home and farm buildings a spring physical, or a maintenance review, to ensure they are in the best shape possible to face the warmer weather, inside and out.

Probably the best places to start with any of your buildings, home or farm, are the roof and foundation.  You don’t need to necessarily climb up on the roof yourself, binoculars and a keen eye will probably do the trick.  Do you see anything cracked, shifted or missing?  Anything out of the ordinary could spell trouble and needs to be addressed in order to keep your roof functioning at its top performance.  Likewise for your foundation.  Any shifting or cracking needs to be dealt with quickly before any spring rains can worsen the situation.

Don’t forget to inspect your exterior walls, windows and chimneys as well.  Similar to your roof and foundation, any cracks or holes should be fixed quickly.  Be especially on the look-out for water stains on your exterior walls, which could be an indication of your gutters not working properly.  Window seals should be double-checked for their tightness as winter weather often loosens caulking and stripping.  You should also be sure to look out for signs of water infiltration in your chimney, such as missing joints or vegetation.

While you are outside conducting your building inspection, be sure to remove any dead branches, leaves or debris left over by the winter.  Check your outdoor water systems to be ensure they are all in good working order.  Finally, check any patios, sidewalks or decks for cracks, warps, etc.  Now is the time to fix anything you may find.

Inside, the main thing to check is your air conditioner.  Just like you prepared your furnace for the winter, it is a good idea to make sure your air conditioner is ready to keep you cool during the upcoming summer.  A call to a service technician may even be in order, just in case.

Whatever your spring home maintenance or construction needs, the professional team at Gateway FS Construction Services can help.  Give us a call at 866-551-3454 today and talk to one of our experienced construction service representatives.  We look forward to providing you the best customer service experience.
